The development team consisting of Mr. Richard Swirnow, Mr. Andrew Freeman, Mr. Franklin Wise and Mr. Michael Hettleman has combined experience of more than 100 years in all areas of the real estate industry, including planning, development, management and construction. They have been responsible for the construction of more than 2,000 single family homes; the development of more than 3,000 single-family lots; the development and construction of more than 5,000 mid-rise and high-rise condominium units, town homes and apartment units. The team’s members have also been responsible for the management of more than 5,000 rental units across the United States and currently own and operate an apartment complex in North Lauderdale, Florida.
One project which demonstrates the breadth of the group’s overall abilities and experience is the award-winning project in Baltimore’s Inner Harbor, known as Harborview Marina and Yacht Club. Harborview is on the 42-acre waterfront site of a former Bethlehem Steel Shipyard and was originally purchased by Mr. Swirnow. Under his guidance, the project has successfully gone through the clearing of a former shipyard and the planning and construction of the following:
- 260 deepwater slip marina
- 21,000 square foot yacht club and a Luxury Health & Wellness Center
- 27 story residential condominium tower containing 249 units
- 164 unit mid-rise apartment building that was recently converted to condominiums
- 77 luxury town homes.
In the latest phase, 88 luxury pier homes are being constructed, and currently under development is a 17-story tower containing 46 luxury condominiums, a 79-unit loft and town home project, an expansion of the marina to more than 400 wet slips and an additional 1,000 units and more than 100,000-square-feet of commercial space on the southern end of the site. The development team has constructed more than $300,000,000 in improvements for this project alone.
Always searching for land in growing areas, in June of 2005, the development team purchased the 336-acre property surrounding Diamond Back Golf Course. Using their experience, and in a 10-month period, the development team has received all necessary permits and created the master plans for Woodland Valley. The infrastructure is set to be completed by April 1, 2007. This unique development has been well-received and the team is very excited to see this beautiful piece of property transformed into a Lowcountry haven. Woodland Valley was masterfully planned to maximize the spectacular views of the championship golf course, multiple water features, an eight-acre lake and more than 100 acres of nature preserves, while keeping the integrity and beauty of the land intact.
